The consultation is a real conversation — not a sales appointment. We want to understand your life before we start talking about your house.

We start with questions that most builders skip: How do you live on a normal Tuesday? Where does clutter pile up in your current home? How often do you entertain, and what does that actually look like? What do you never want to deal with again?

The answers to those questions shape every decision downstream — the floor plan, the storage design, the outdoor living, the kitchen flow, the natural light strategy.

Design & Budget: Real Numbers Before You Commit

This is where most custom home projects go wrong — and where ACE is most different. We don’t ask you to sign a contract and then figure out the budget. We build the budget first.

Before a number is finalized, we evaluate your site: soil conditions, drainage, utility access, setbacks, and lot prep requirements. The land determines a significant portion of your total cost — ignoring it early is how budgets blow up later.

  • Working directly with Jon, you develop your floor plan and make the decisions that define your home
  • Site evaluated for all conditions that affect construction cost
  • Realistic allowances set based on your actual finish level — not placeholder numbers

Your build is managed with direct owner oversight — Jon Snyder is on your project, not delegated away from it. We communicate at every milestone so you always know exactly where your home stands.

We hold our subcontractors to the same standards we hold ourselves. The craftspeople who work on ACE homes are people we’ve worked with for years — selected for quality and reliability, not lowest bid.

  • Excavation, foundation, and framing — you’re updated at each major phase
  • Mechanical rough-ins: plumbing, HVAC, electrical supervised and inspected
  • Insulation, drywall, and exterior finish — decisions that affect long-term performance made correctly the first time
  • Cabinetry, trim, flooring, and finish details installed to ACE’s standard

The final walkthrough is thorough. Every system demonstrated, every question answered, every punch list item resolved before you move in. You don’t get keys until the home is genuinely finished.

What to Expect of Yourself

What ACE Does — and What We Need from You

Building a custom home is a collaboration. Here’s how the responsibilities break down across each phase.

Stage 1 & 2
Design & Planning
ACE Does
Site evaluation, budget development, floor plan guidance, allowance setting, scope writing, permit preparation. We handle all the technical complexity.
You Do
Make decisions on floor plan and lifestyle priorities. Review and approve the budget. Make selections on finish levels. Respond reasonably promptly when design questions come up — delays in selections delay the schedule.
Stage 3
During Construction
ACE Does
Owner-supervised construction, subcontractor management, milestone updates, budget tracking, quality control, inspection coordination, and proactive communication when anything changes.
You Do
Make any outstanding selections (flooring, fixtures, tile) on schedule. Visit the site when you want — you’re always welcome. Review milestone updates and respond to any questions. Understand that weather, material lead times, and inspections can affect the schedule.
Stage 4
Move-In & After
ACE Does
Final punch list completion, walkthrough, system demonstrations, documentation, warranty coverage, and post-move-in follow-up. We don’t disappear after closing.
You Do
Attend the final walkthrough and take good notes. Complete any contractual obligations. Let us know if anything comes up in the first year — that’s what the warranty is for and we want to hear about it.

What People Ask Before They Start

Do I need to have a floor plan before I talk to ACE?

No. Most clients come to ACE with a vision and a budget range — not a set of blueprints. We develop the floor plan with you during the design phase, working from your priorities and the way your family lives. If you do have existing plans, we can work from those too and will evaluate them for site compatibility and construction feasibility.
When does ACE evaluate my lot, and why does it come before the budget?

Site evaluation happens early — before your budget is finalized — because your lot has a significant effect on what your home costs to build. Soil conditions determine foundation approach. Drainage affects site prep. Utility distances affect connection costs. Lot prep on sloped or wooded sites can add substantial cost. Builders who skip this and give you a per-square-foot estimate before they’ve seen your land are either guessing or low-balling to win your business. ACE does neither.
How much does it cost to get started?

The initial consultation is free — no cost, no commitment. For new construction on your lot, there are no upfront costs before the design phase begins. If you’re pursuing a renovation, there may be a nominal feasibility evaluation cost. The first step is always a conversation — and that conversation costs nothing.
How involved will I be during construction?

As involved as you want to be. You’re always welcome on the site. ACE provides regular milestone updates so you know where things stand without having to chase for information. We communicate proactively when anything changes — weather, material lead times, subcontractor schedule shifts — so you’re never surprised. Most clients find they visit the site frequently in the early stages and settle into a comfortable update rhythm during framing and finish work.
What happens if I want to make a change during construction?

Changes during construction are handled through a formal change order process that ACE explains before construction begins — not after you’ve already asked for something. Each change is documented, priced, and approved in writing before any work is done. Some changes are straightforward and inexpensive. Others affect schedule and cost more significantly. We tell you which is which upfront, and we never proceed on a change without your written approval.
What does “turn-key” mean for an ACE build?

ACE prefers to manage the complete project — not just the structure. That means coordinating septic design and installation, utility connections, driveway construction, and permitting. For rural builds, it also means well systems, soil percolation testing, and township approval. You make design decisions and selections; we handle the complexity. The result is a single point of contact, a single contract, and accountability that doesn’t get passed around.
