Site Evaluation & Honest Budget

We evaluate your site for soil conditions, access, drainage, setbacks, and utility connections — all the factors that affect what your home will actually cost to build. Then we put together a realistic budget tied to real site conditions, not best-case assumptions.

Step 3

Design, Build, and Move In

With the site understood and the budget set, we begin the design and planning process with your direct involvement at every stage. You'll work with Jon Snyder from the first sketch to the final walkthrough — the same way ACE has built homes since 1985.

What Build-on-Your-Lot Buyers Ask

Do I need to have approved plans already?

No. Most of our clients come to us with a lot and a general vision — no blueprints required. We help develop the design from the ground up, working directly with you at every stage to make sure the home fits your land, your life, and your budget.

Can ACE work with my existing architectural plans?

Yes. If you've already worked with an architect, we can evaluate and build from those plans. We'll review them for site compatibility and construction feasibility and let you know if anything needs to be adjusted before we build a budget.

What if my lot has challenges — slope, wetlands, or access issues?

This is exactly why we do a site evaluation before anything else. Challenging lots can absolutely be built on — but the approach and cost need to reflect reality. We'll tell you what we find and what it means for your project. No surprises.

What does it cost to get started?

For new construction on your lot, there are no upfront costs. For renovations, there may be nominal costs to determine feasibility. The first step is always a conversation — no commitment, no pressure, and no cost.
