Before You Build

No. Many ACE clients come to us before purchasing land. We help evaluate lot options, talk through what to look for before you buy, and identify site conditions that affect buildability and cost. A 30-minute conversation before you make an offer on a lot can save you significant money and frustration later.

A production builder offers pre-designed floor plans with limited options. A custom home starts with your life — how you cook, entertain, and use space — and is designed from the ground up around your specific needs. ACE has never built the same home twice.

Most ACE projects run 8–10 months from design completion to move-in, depending on size, scope, site conditions, and selection timelines. We set a realistic schedule during the design phase — not a best-case estimate.

No. Most ACE clients come to us with a vision and a budget range, not blueprints. We develop the floor plan with you during the design phase. If you have existing plans, we can evaluate and build from them.

Land & Site

Key factors include soil conditions and drainage, utility access (distance to electric, water, sewer), setbacks and building envelope, driveway requirements, floodplain status, and title encumbrances. ACE will walk any lot with a prospective client before purchase at no cost.

Your site has a significant effect on your total project cost. Soil, drainage, utility access, driveway length, well and septic requirements, and clearing scope all vary and can add tens of thousands of dollars. Any builder who quotes without evaluating your site is either guessing or low-balling.

Yes. Challenging lots can be built on, but the approach and cost need to reflect the reality of the site. ACE evaluates these conditions before your budget is set. We’ve been building on complex sites throughout Southwest Ohio for 40 years.

Yes. ACE prefers a true turn-key project. We coordinate well drilling, septic design and installation, perc testing, utility connections, and driveway construction. You focus on design and selections — we handle the land.

The Process

After an initial consultation, ACE evaluates your site, develops your floor plan working directly with Jon Snyder, and builds a written scope of work with realistic allowances before any contract is signed. The budget is tied to your actual site conditions, your finish level, and current market pricing.

Yes. Every ACE project — from first consultation through final walkthrough — involves Jon Snyder, the owner, personally. No handoffs to a project manager you’ve never met. The person you talk to in the first meeting is the person who builds your home.

Every change is documented in writing with cost and schedule impact before any work is done. Nothing is executed without your written approval. The change order process is explained in full before construction begins — not after you’ve asked for something.

The initial consultation is free — no cost, no commitment. For new construction, there are no upfront costs before the design phase begins. For renovations, there may be a nominal feasibility evaluation cost.

ACE communicates proactively at every significant milestone — not only when you call to ask. You’re always welcome on the site. Most clients settle into a comfortable communication rhythm as the project progresses.

Budget & Cost

At a mid-range finish level in today’s market: kitchen cabinets often run $25,000–$40,000; flooring for a 2,500 sq ft home runs $15,000–$30,000+; plumbing fixtures for a full home run $8,000–$20,000+. Any allowance significantly below these figures is likely a placeholder number.

A contingency reserve is set aside for unexpected conditions — a site issue during excavation, a material substitution, or a buyer-initiated change. Standard contingency is 5–10% of construction cost. Projects that don’t use it are ahead; projects that need it are very glad it’s there.

A custom home is a fundamentally different product — designed around your specific life, built with owner involvement, without the production shortcuts that allow volume builders to hit their price points. The relevant comparison is value per dollar, not sticker price.

Site evaluation before budgeting, written scope before signing, realistic allowances, change orders documented before execution, and budget reviews at regular milestones. ACE doesn’t try to win your business with a low first number — that benefits the builder, not the client.
